5 UR Buildings Worth Watching in Osaka — Urban Living Without Key Money

Osaka's UR portfolio covers the whole city, but the most interesting buildings for urban living are clustered in the central wards: Naniwa, Chuo, Abeno, Kita. These are neighborhoods where private rentals in the same location come with key money, agency fees, guarantor requirements — all the standard friction. UR cuts all of that.

The five buildings below are in genuinely central, livable locations. Vacancies don't last long when they appear.

5 Osaka UR buildings worth watching

Everything Osaka's south side is known for is at street level. No key money, no agent fee — a UR address in the most coveted part of central Osaka.

天満橋北

Tenmabashi, Kita-ku, Osaka

Tenmabashi Station (Tanimachi Line, Keihan Nakanoshima Line) sits at a bend in the Okawa River north of central Osaka. The waterfront here is one of the city's more pleasant urban walks. Osaka Business Park and Nakanoshima are close. A UR in a part of the city that feels residential without being far from anything.

What makes Osaka UR worth watching

The same deal as Tokyo, with different numbers: no key money (礼金), no agency fee (仲介手数料), no renewal fee (更新料), no guarantor. For a central Osaka apartment at ¥100,000/month, the upfront savings vs. a private rental in the same neighborhood typically runs ¥200,000–¥400,000.

Osaka's private rental market can be slightly less aggressive on fees than Tokyo's, but the savings are still substantial — especially over a multi-year tenancy where the absence of renewal fees compounds.

Eligibility reminder

UR accepts applications from foreign residents with valid residence cards and any of the standard work, spouse, or long-term resident visa categories. The main requirement is meeting the income threshold (typically ~4× monthly rent) or the savings alternative (~100× monthly rent). No guarantor required.

For details on eligibility and the application process, see our full guide to renting UR as a foreigner.
